The rise of estate living in the Upper Highway area

Category Estate Living

Residential estates were introduced to South African homebuyers in the 1980s, yet only started to gain popularity in the mid-1980s. While the top-notch security features are one of the main reasons that buyers are attracted to estate homes, they offer much more.

Most of the residential estates topping buyers' lists are well equipped with a wide range of recreational facilities such as golf courses, tennis courts, gyms, as well as clubhouses. Residents have the convenience of finding everything that they would need without leaving the gated community. Gregg Wilson, Director at Seeff Hillcrest & Kloof, highlights that the desire for a better lifestyle and upgrading one's home are key factors that have led to an increase in the demand for residential estate properties in the Upper Highway area.

Many residential estates in the area are known for their beautifully designed houses, lush green gardens, and conservancy protection measures that provide homeowners with a tranquil surrounding. This is something which is not found in areas that are close to the hustle and bustle of city life. Taking the need for security and convenience into account, many retirees also see estate homes in the Upper Highway area as a top location to spend their golden years.

Wilson suggests that the demand for gated estate homes is always high and the supply is usually low. "The sooner you buy your home in an estate the better the price you will
pay, since prices continue to rise in estates", he advises.

Lightstone Property reports reveal that Hillcrest had 341 (27.35%) freehold properties sold, while buyers in Assagay scooped up 132 (12.13%) freehold and 25 (2.30%) sectional title properties. The price range of the properties sold was recorded from R800,000 to R5,000,000.

In the event of emergencies, residents can rest assured knowing that the Hillcrest Private Hospital is located right on their doorstep.

Clifton Hill Estates is an ideal and safe place for growing families. The estate is one of the few estates that offer on-site creche facilities which is highly appreciated by working moms and dads. Property in the estate have perfectly groomed and spacious gardens for residents to admire daily. The estate also offers residents a fully functional tennis court, pool area, gym facilities, along with a coffee shop.

Plantations Estate

Plantations Estate is perfectly positioned on a hilltop in central Hillcrest. It is widely known for its very large conservancy that boasts attractive flora and fauna. The conservation is stocked with various small-to-medium animals such as buck. The estate has a pre-school, hair salon, beauty spa, along with a coffee shop that serves and delivers scrumptious meals until 8 pm. Property in the Plantations Estate comprises of both freehold and sectional title homes.

Wilson shares some advice for potential buyers shopping around for their first estate property.

"Take every aspect of your lifestyle into consideration before choosing an estate of your dreams. Review the rules and regulations of the estate up front. Ask for the latest financials of the homeowners' association concerned. Furthermore, make sure you know what the monthly levy is and what it includes."
